Thriving Community of Lucas Set To Grow

May 19, 2020

The established suburb of Lucas is set to grow again with a new neighbourhood called Lucas Grange in planning. Integra is pleased to confirm a 1,100 lot residential subdivision planning application has been lodged with the City of Ballarat this week. The site is located on the corner of Cuthberts Road and Dyson Drive, Alfredton and forms part of the master planned western growth corridor.

The growth of Lucas is helping to bring to fruition Council’s well-established vision for growth in Ballarat West but more importantly it will continue to create economic activity for hundreds of small businesses across the region. The subdivision will provide a much welcome $350m financial injection for the Ballarat economy in the fast growing suburb of Lucas. Employment for a wide range of professions including civil contractors, builders, designers, conveyancers, real estate agents and others will be generated by the project.

Lucas Grange will add to the well-established Lucas community and the announcement has come at a time when current residential land availability is in strong demand and limited. Two large neighbourhood parks and three wetland reserve areas will add to the two schools, town centre and central park via a series of walking and cycling trails. Open Space and Roadways have been designed to link seamlessly to the established Lucas development and the award-winning ANZAC commemorative street name project will continue into Lucas Grange. Lucas Grange is a new premier residential neighbourhood featuring larger, more spacious homesites with wide lot frontages and greater depths.

This project will help to deliver more work to the trades sector keeping Ballarat tradies in jobs and business with a stronger future.

*The construction industry plays a huge part in the Australian economy providing more full-time jobs than any other sector.

Development in the new suburb of Lucas began in November of 2011 with 80 per cent of Stage One and two selling out in one month. The initial 14-year development plan is now in its 9th year and with 518 lots remaining, the stage is set for the continuation of the largest masterplanned community in the history of Ballarat and a realisation of Integra’s vision for this community.

Lucas is a thriving master-planned community and dynamic addition to Ballarat connected to a huge range of established facilities, amenities and services. It is designed to provide wonderful homes as well as opportunities including employment, education, retail, commercial and community services.

The whole suburb of Lucas spans around 750 hectares in Ballarat West and is bounded by Remembrance Drive, Dyson Drive, Ballarat- Carngham Road and the Ballarat-Skipton Rail Trail and upon completion will be home to around 3,200 new homes. Lucas is currently home to around 2,000 residents and over 50 businesses including the recently announced Australia Post and Vision Australia. Lucas is emerging as one of the most dynamic urban growth areas in regional Victoria.

“Following the success of Lucas to date we have fast tracked plans to release more land much sooner than we expected, this new land to be known as Lucas Grange will feature larger, more spacious homesites than traditional with wide lot frontages and greater depths”

“The expansion of the new housing market is a major key to Victoria’s economic recovery and employment because of the multiplier effect generated by the land development & construction industry.”

“If you are in a good position financially and interested in purchasing a new property this could be a once in a decade opportunity with interest rates at record lows”
